For small landlords
Rentals, one list per door
If you own two to twenty doors, send one list per address. Each gets its own prices, its own visit and its own invoice, and the photos go to the number you choose.
California law asks a landlord to give a tenant written notice before anyone enters. You send the notice and tell us when it's given, and we book the visit. Lockbox codes and tenant details stay in your text thread.
One list per address
Prices before the visit
An invoice for each address

How it works for rentals
Four things landlords ask for
A list per address
Each door has its own list, prices and window, even on the same day.
A turn list
Between tenants: patch, re-caulk, replace the alarm, adjust the doors, hang the blinds. We walk it with you.
Photos in, photos out
Text a photo of the problem. We text a photo of the fix.
An invoice per address
One invoice for each rental, with a line for each job, for your books.
Landlord questions
Do you work for property managers?
Yes, when the work is on the list. A building with a long punch list gets an estimate instead, because that is a different job.
Who talks to my tenant?
You do, or whoever you name. We call the tenant only to set the time, if you ask us to.
Is there a rate for several doors?
The prices are the same for every door. A landlord's coupon on the home page covers a second address on the same day.
Send the first address.
Add the others as you go.
